How Sandwich Lease Options Make Money When Other Methods Don’t

“Have you thought about selling?” That one simple question can turn an unlikely deal into a very likely deal. When other investors cannot find a distressed property deal anywhere, you don’t have to find a distressed property with sandwich lease options. Sandwich lease options aren’t about distressed properties. Sandwich lease options are about the white picket fence houses that are everywhere. Houses that people buy and sell all day and every day!

My knowledge and confidence are based on a foundation built up over several decades. I’ve been in the real estate industry since I got out of college. I’ve used every viable investing method there is. Many of them work well – in certain markets such as when people are desperate to sell. The one that I know that I can rely on in every market is the sandwich lease option. It worked yesterday. It works today. And it will work tomorrow. You won’t get a “Yes, I want to make a sandwich lease option deal” with every phone call that you make. But the odds are very much in your favor that you will find a deal by making seven or eight short phone calls in an hour using my highly proven telephone scripts. Chances are good that you’ll find a deal that pays you $35,000, $45,000, or more. In my opinion, that’s an exceptionally good use of an hour of my time. And it’s repeatable. Tomorrow or next week, you can invest another hour of your time finding another incredibly valuable sandwich lease option deal. It only takes a few of these calls (and a couple of hours) for you to be making serious wealth-building money that you turn on and off like a water faucet whenever you want.

How do I know this works for everyone? One of my best examples comes from a true story of a 14-year-old kid that paid for his college education making sandwich lease option deals. If you’ve read my book, you know the beginning of the story about the 14-year-old who attended my bootcamp with his father and used the techniques to put together a deal the next day. His full story didn’t make it into the book because it played out over a few years after the book was published. Long story made short – our 14-year-old hero partnered with the guy he flipped the first deal to (at 14, he couldn’t legally sign the contracts). Another One Phone Call Sandwich Lease Option Success Story

During a different bootcamp, we had participants make live telephone calls to practice finding sandwich lease options deals. Many calls turned into positive leads but one stood out for letting the landlord at the other end of the call explain to a student what he actually wanted to do with the property he had for rent. Most of the calls were to landlords looking for a tenant to fill a vacancy.

In this particular sandwich lease option success story, the landlord was telling the student that the property had been approved to have a garage built. That seemed a little odd since rental tenants aren’t going to build a garage on a landlord’s property. The student picked up on this and that the ability to build a garage on the property was what the landlord thought was a valuable characteristic of the property. So, knowing a tenant won’t find value in this, the student asked the landlord if he had thought about selling the property.

It turned out that the landlord had that exact idea in mind. Although the landlord was answering a call about renting the house, he had put the house up for sale a few days earlier. Our sandwich lease option student was the first person to mention the idea of buying the house. That’s a perfect match for a sandwich lease option. A landlord looking for a tenant who actually wants to sell the house. You’ll find these kinds of deals much more often than you might think.

It was another WIN-WIN-WIN sandwich lease option deal for a white picket fence house!

You just need to learn how to talk (but not talk too much) to people looking for a solution to their real estate dilemma. The best answer to many of these dilemmas is having a solution that involves you controlling the property without owning the property. That’s how you make no-cost / low-cost sandwich lease option deals for you as the investor with the solutions.

Finding the Right People for a Sandwich Lease Option

The two components that are readily available today and every day are the tenant/buyers who are likely to be able to complete the purchase sooner rather than later and you as the knowledgeable investor. Today’s market is challenging for first-time buyers who find it difficult coming up with a down payment and for repeat buyers having trouble qualifying for a loan. The sandwich lease option can easily be the solution for all the buyers finding themselves in those positions and many more.

Knowledgeable real estate investors find the low-risk or low-cost sandwich lease option to be highly preferred over the high-cost and high-risk alternatives of owning rentals or flipping houses.

Sometimes fewer in number (but always available), are sellers aware they need a creative sales solution. These sellers always exist in all markets. It could be a landlord who already has tenants in the house, but he wants to be relieved of landlord responsibilities for a few years before completing the sale. Or it could be a seller with very little equity in the house who needs to sell but can’t afford the costs of a traditional sale involving a sales commission. Or it could be a landlord that knows the real value is the ability to build a garage on the property. You never know what sandwich lease option deal you are going to find until you spend an hour or so making a few short phone calls.

It’s the sandwich lease option investor who brings together these sellers and buyers to structure deals meeting the needs of everyone.
