The New Year begins with everything you need to close your first deal in the first 30 days! Nothing gets you off to a faster start than cooperative lease options! And the big bonus is it leads directly to fully sustainable sandwich lease options that pay you for years to come!

The New Year is a wonderful time for real estate investors to set new goals or make strategy adjustments. This is also the time for new investors to set straightforward goals that emphasize what you want to happen in 2022. I can’t say it often enough that the place to start with sandwich lease options is with the quick and easy payday that comes from a cooperative lease option!

Here is the quickest and easiest way that I know of for you to get started on your path to wealth!

Use tested and standardized contracts and forms that let you type in your information once to reuse time after time and deal after deal.

Your Cooperative Lease Option Timeline (Checklist)

Make 3% to 5% on cooperative lease options with no credit or cash. There are three primary goals you achieve when flipping these deals.

1.  You want to quickly flip a deal for fast cash!

2.  Flip a deal that doesn’t have enough equity for you to stay in long term.

3.  There are some deals you don’t want to stay in because you’re too busy with bigger sandwich lease options or only want to be a part-time real estate investor.

For every cooperative lease option, especially when getting started, the most important form to follow closely is the checklist. This is how you walk step-by-step through the easy-to-follow process to be sure you don’t miss anything. The checklist is also a valuable tool even after you have plenty of experience with sandwich lease options. While you focus your attention on more profitable deals, you can have an assistant work on cooperative lease options by simply following the checklist.

Even if you are just getting started without an assistant, but have several deals in-work, the checklist keeps you on track to collect that fast paycheck with a cooperative lease option.

Anyone can succeed with cooperative lease options!

Stepping Up to Sandwich Lease Options

With a cooperative lease option, you are in and out of deals very fast. You don’t babysit the tenant-buyer. You don’t have to spruce up the property. You don’t collect rent checks from tenants and write checks to the seller. You don’t have to make sure they maintain the property. You don’t have to check in to be sure the tenant-buyer is making progress towards obtaining a loan to finalize the purchase.

Cooperative lease options eliminate most of your responsibilities but still deliver a healthy payday!

As you’ve probably read in my previous blogs, the cooperative lease option is the one-payday technique that gets you started towards the three paydays that come with sandwich lease options. With the cooperative lease, you collect a healthy fee (4-figures or more) by flipping the option to a tenant-buyer that works directly with the seller throughout the remainder of the lease option process. You don’t work the back end of the deal with the tenant-buyer.

But as soon as you master the front end of the process, you are ready to move on to full sandwich lease options that have all three paydays!

Not one, but three paydays. Actually, it’s two big paydays and a string of multiple smaller paydays. You collect your first check a couple of days after making a few simple telephone calls.

Paydays two, three, ten, eighteen, and twenty-four can continue for the next two years. This is the big step up to sandwich lease options. These paydays are the difference between the rent that you collect from the tenant-buyer and the rent that you pay to the seller during the lease portion of the agreement. The rent on a $250,000 home should be at least $2,250 per month for the tenant-buyer. The seller probably has a mortgage for $175,000. A $1,200 per month rent to the seller will more than cover his mortgage payment and put $400 extra in his pocket each month (happy seller). The remaining $1,050 is your second payday every month until the tenant-buyer completes the purchase in 18 or 24 months (happy investor).

Those multiple small paydays can easily add up to $18,900 or $25,200.

Now for your third and biggest payday! This is the difference in your purchase option price with the seller and the purchase option price for the tenant-buyer. When you pay the seller $200,000 and the tenant-buyer pays you $250,000, there is a difference of $50,000. That original $9,000 option fee the tenant-buyer paid is applied to the purchase price.

That leaves you collecting $41,000 for your third payday.
